FAQ’s

  1.  Services and how much do we charge?

    • Full contract management for long term rentals starts at 7.5% monthly fee with a 50% first months rent for tenant placement

    • Vacation Rental Management starts at 15% of generated income and includes guest communications, cleaning schedules, and inspections

    • Vacant property Management starts at $35 per visit and includes regular site visits!

    • Custom packages available

  2. Do I need a property manager?

    • We’ve been there! We were (and are) rental property owners ourselves. We know how much work and time gets put into managing a property and we are hear to help. Only you can determine if you need a property manager or not and we are happy to talk pro’s and con’s, just know we are here to help make things easier for you.

  3. How do you handle property management accounting and reporting?

    • We use a great program called Rent Manager that gives you 24/7 access to all your bills, maintenance requests, and allow you access to all the reports available (we don’t charge you to run the reports)

  4. Do you have online rent collection?

    • Yes! This is important as 95% of our rent collection payments is online

  5. Can we use our own property maintenance person?

    • Absolutely, we can enter your vendors/people into our system and they would get notified as maintenance requests come in. We would help them navigate our maintenance scheduling program to get them started. If your vendor/person isn’t able to make the repair, or at some point just doesn’t have time, we automatically pull from our approved vendor list.

  6. How do you handle property management maintenance requests?

    • We do our best to trouble shoot issues prior to going on site, if it can be resolved without a trip to the house there is no cost for the call. Example: No heat in the house, diagnosed over the phone turns out it was just a breaker that was tripped

    • After we have exhausted “virtual trouble shooting” we then bring in the appropriate vendor at a starting approved budget

    • If our vendor finds the project to go over budget, they will request approval for the new budget amount

    • Our system even allows for you to be able to approve all maintenance request prior to a vendor being sent out if you choose

  7.  Are you a licensed property manager? Do you have the required certifications

    • Yes, we are licensed and insured.

  8. How long have you been in business?

    • For more than 8 years, we have been working not only with other owners but with our own rental properties as well.

  9. How do you set rental prices?

    • We set prices based on current market rates in the area while taking into consideration quality of the unit.

  10. If I have a question or concern, how soon can I expect to hear back?

    • We typically reply within the hour!

  11. How are potential tenants screened?

    • We do extensive background and credit checks to vet all applicants.

  12. Do you collect management fees when a unit is vacant?

    • No, we only charge based on rental rate when the unit is occupied.

  13.  How and when do property owners get paid?

    • We pay out every month on the 20th (Rent minus expenses).

  14. How long is the management agreement for?

    • Our terms start at 1 year
